RICS Home Survey –
Level 2

A Level 2 Survey - previously known as a HomeBuyer Report - is the most common survey I provide for clients purchasing a property. It is also useful for vendors who want to be proactive and transparent when selling their home.

This survey is suitable for houses, bungalows, and flats of traditional construction that appear to be in reasonable condition. It includes a clear, structured report with detailed descriptions and a simple rating system for each element of the property, making it easy to understand. Please note: A Level 2 Survey does not

RICS Home Survey –
Level 3

A level 3 survey (formerly called a Building Survey or Full Structural Survey), can be undertaken on any property. However, it is normally most suitable for larger or older properties, with complex layouts from past alterations and extensions, or those properties of a more unusual or non-traditional construction including those with a listed status. It provides advice on repairs and maintenance, and in-depth descriptions of defects where necessary.

and reports

Where a more specific survey is required to a property, I carry surveys to investigate a range of issues. This can be for those people purchasing a property, those who already own a property or even vendors who have a specific issue they want resolving.

Retrofit
advice

Retrofit insulation measures are key in helping reduce heat loss from residential properties, reduce energy usage and improve living standards. It is often quoted that the UK has the oldest housing stock in the world. With new-build housing targets and quality failing, there are various government energy efficiency schemes aiming to improve existing housing stock. For homeowners, there are often grants available to help install certain measures to their properties.
