A Level 2 Survey – previously known as a HomeBuyer Report – is the most common survey I provide for clients purchasing a property. It is also useful for vendors who want to be proactive and transparent when selling their home.
This survey is suitable for houses, bungalows, and flats of traditional construction that appear to be in reasonable condition. It includes a clear, structured report with detailed descriptions and a simple rating system for each element of the property, making it easy to understand.
Please note: A Level 2 Survey does not include a market valuation or an insurance reinstatement cost.
The surveyor will inspect the inside and outside of the main building, along with any permanent outbuildings, recording the construction details and any significant visible defects.
The inspection is designed to cover all areas of the property that are physically accessible. If certain parts cannot be inspected, the reason will be clearly explained in the ‘Limitations on the Inspection’ section of the report.
The RICS Home Survey – Level 2 (Survey only) service includes:
- a physical inspection of the property
- a report based on the inspection
The aim of this service is to:
- help you to make an informed decision on whether to go ahead with buying the property
- ensure that you are able to take into account any repairs or replacements the property needs, and
- consider what further advice you should take before committing to purchasing the property.

I also use advanced equipment, such as telescopic camera poles, to access and view areas that are difficult to reach. This allows me to provide a more comprehensive inspection and a more complete, informative report.
